What is out-of-state investing?
Out-of-state (OOS) investing is when you invest in real estate that’s not “in your back yard”. This can also be referred to as remote investing or long distance investing. Essentially, you’re purchasing properties outside of a geographic area that you can’t easily visit.
How do I purchase a property without seeing it in person?
When investing long distance, I get to build trust with my team on the ground. Having someone go to the property, take pics, do a FaceTime call, or shoot a video are just some ways to get “eyes on the property”. I also get to verify my research through information from inspection reports, engineer reports, and other sources, then decide from there.
What is the BRRRR method?
The BRRRR method is the powerful strategy I used to invest in real estate especially since I didn’t have a lot of capital to start with. It stands for Buy, Rehab, Rent, Refinance, Repeat. Basically, I’d buy a distressed property, rehab it so it’s safe, clean, and liveable, rent it out to a tenant, and refinance it with a bank to repeat the process again! By utilizing this method, I’m able to use the same dollar multiple times over
How much money do I need to invest in real estate?
The simple answer: however much money is needed for the deal, and it doesn’t have to be YOURS. You don’t need money to invest in real estate. You just need access to it.
